Qatar's property price index reached a record high of 244.56 points in May, marking the highest level recorded since the Real Estate Price Index series was introduced in June 2021. This significant surge reflects strong and sustained activity in the Qatari real estate market, as meticulously tracked and reported by the Qatar Central Bank. The Ministry of Justice plays a key role in this process, as it is responsible for compiling the extensive data that underpins this index, thereby providing a full and authoritative overview of property value trends across the entire country. The consistent upward trajectory of the index shows a period of notable expansion and investor confidence within the sector.

May Transaction Surge Details

The month of May witnessed a substantial surge in real estate transactions, with the total value exceeding 1.73 billion Qatari rials ($476.80 million). This impressive figure was generated across a total of 420 individual deals, indicating a vibrant and active market. The real estate price index itself experienced a noticeable increase of 1.28 percent from April, signifying continued momentum in property valuations.

Geographically, Rayyan Municipality emerged as a key hub of activity, recording the highest transaction volume among all districts, with a significant 139 sale deals. This notes its appeal and development within the broader real estate landscape. Meanwhile, Doha Municipality led in terms of total sales value, with transactions in the capital city surpassing an impressive 559 million rials. This demonstrates Doha's continued dominance as a prime location for high-value property investments.

Individual transactions also showcased significant values during May. Al-Sailiya registered the single highest-value transaction, reaching a remarkable 73 million rials, showing the potential for high-end deals in specific areas. Following closely, Lusail recorded the second highest-value transaction at more than 46 million rials, further illustrating the attractiveness of newly developed and modern urban centers. Residential units, a critical segment of the market, contributed approximately 200.9 million rials to the total sales value in May, distributed across 118 individual sale transactions. This indicates a healthy demand for housing and residential properties throughout the month.

Further activity was observed in early June, providing continuity to the market's strong performance. The total value of registered sale contracts for the week of June 14–18 reached 545.32 million rials, maintaining a high level of market engagement. Additionally, the combined real estate trading volume for the week of June 7-11, which included a mix of residential unit sales and other property types, amounted to approximately 596.29 million rials, reinforcing the sustained interest in Qatar's property market.

Mortgage Lending Fuels Growth

The strong transaction activity in May was significantly underpinned by substantial mortgage lending. The total value of mortgages registered during the month exceeded an impressive 11 billion rials, encompassing 131 separate transactions. This high volume of financing shows the strong support from financial institutions for property acquisitions and development within the real estate sector.

Doha Municipality, consistent with its lead in sales value, also recorded the highest mortgage values during this period, with transactions approaching 5.9 billion rials. This indicates that a significant portion of the capital's high-value property deals are facilitated through mortgage financing, reflecting both investor confidence and the availability of credit. The substantial mortgage activity is a key indicator of the market's liquidity and growth potential. Additionally, residential unit sales contracts during the week of June 14-18 reached a total of 50.97 million rials, further noting ongoing demand in the housing segment.

Index Methodology and Context

Qatar's Real Estate Price Index demonstrated significant year-on-year growth, increasing by 8.7 percent compared to the previous year. This substantial annual rise further emphasizes the strong performance and appreciating value within the Qatari property market over the past twelve months. The index specifically tracks price movements that are derived from actual buy-and-sell transactions, ensuring its accuracy and relevance. These transactions are formally registered with the Ministry of Justice, providing a transparent and verifiable data source for the index calculation.

The methodology for the Real Estate Price Index utilizes 2014 as its base year for comparison, allowing for consistent and long-term analysis of market trends. This foundational year provides a stable benchmark against which current property values are measured, offering clear insights into market appreciation. In the week preceding June 7–11, registered sale contracts collectively amounted to 379.19 million Qatari rials, indicating a steady flow of transactions even outside the peak May period. This consistent activity across different timeframes shows the overall health and buoyancy of Qatar's real estate sector. The full nature of the index, combined with transparent data collection, provides stakeholders with a reliable tool for understanding the dynamics of the property market.
